Turn on certain radio stations in this city and you can't miss it because it seems like it's on every five minutes - an ad for Frank Leo, a real estate agent.
These commercials have been airing for years now and there's almost no way you haven't heard about his special method of selling your house "or Frank will buy it."
They've certainly heightened his profile in the GTA and it's great for radio stations to have an ongoing regular advertiser.
But how effective are they? I admit this is totally anecdotal, but it's an observation that came to me the other day as I went by yet another house for sale. I live in the northern part of North York and have been in my house (which is NOT for sale!) for over 30 years.
It occurred to me the other day that in all that time, I've seen hundreds of homes for sale in the area. Yet, I have never, ever seen a single sign where Frank Leo is the broker. Not even once. It leads me to wonder just how effective his ads are, if people here are choosing so many others to put their houses on the market,
Again, not proof but odd. For someone who gets so much exposure on radio and three weekly full page ads in Saturday's Toronto Star every week, you'd think someone around here would call him. In my neighbourhood at least, it doesn't appear anyone ever has.

It would appear that no one in my neighbourhood has heard of him either as I have yet to see his name on any for sale signs. I wonder if Frank Leo is more like a figurehead/spokesman for his realtor, kind of like Colonel Sanders was for KFC!

And Rob Golfi airs ads on CKTB - the exact same script to the word (minus the name) as Frank Leo's.

Funny you should mention that because I had exactly the same thought about a week ago. I follow real estate in my neighborhood and I've never seen a Frank Leo sign and I've lived here for 40! years

Tons of active listings.
Looks like he casts a very wide net, geographically:

I have absolutely no doubt that he's very successful and does well. It's just odd in all those decades, I've never once seen a home with his sign on it in my area. You would think with his high profile, there would have been at least one.

In our large western GTA town, I have never seen a single Frank Leo sign. However, not a single day in the last decade and a half has gone by that I haven't heard his repetitive radio ads several times a day on several stations, unfortunately.

read his reviews.. it's not pretty. Also, he could do an "associate" deal with thousands of realtors. I'll market the house on the internet and you pay me X dollars. Billboards and TV aren't cheap!

If you’re a homeowner who has lived in an established neighbourhood for several years, chances are pretty good you’ve already come into contact with local realtors who can meet your needs for buying or selling a home. However, if you’re someone who needs a quick sale (death in the family, immediate need to downsize or relocate), high volume sellers can often seem an attractive proposition, particularly if they promise to handle all the details for you. With our population aging and kids living further away from Mum and Dad, look for more of this type of approach in the years ahead.

I don't know for sure but I'll bet he is indeed a sort of "figurehead" who has a large number of realtors who do the selling while he gets some sort of fee representing them.
Sort of an organizer.
It might be similar to what that "allegedly" shady ambulance chasing lawyer Jeremy Diamond.
Wasn't he investigated once for not doing any real work at all, but just maintaining a large stable of actual lawyers who did the work for a sort of fee to him for organizing them?
Piece of trivia.
There was once a Canadian TV cop show called "The Bridge" whose main character was a police union leader named Frank Leo.
It played on CTV in 2010.
He was played by Aaron Douglas who had a part in the original "Battlestar Galactica" show.

Not to mention this Frank Leo, whose only real estate worry is presumably, the House of God.
The other Toronto Frank Leo
